You’ve probably heard it from friends, family members, coworkers, and even the news; inventory is incredibly low. For buyers, it’s challenging to get in contract because of the competition out there. We’re seeing multiple offers on properties and closing prices roughly between 2-5% above the list price. The interest rates have increased a bit since last year and yet are still incredibly desirable; this has caused a high demand in the market place. The great thing is that with our team’s professionalism and certain techniques, we’ve been successful in getting our clients into fantastic homes.

On the flip side, sellers are thrilled with the fact they are getting more than one offer on their home and if priced correctly, closing over the list price. After years of a down market, we’re still relatively in the early stages of recovery. Sellers that we’ve been fortunate to help this year have experienced the gain of enough equity in their home to sell and either move up, relocate to a different state, and/or finally acquire the money they’ve made from an investment property because of the appreciation.
