Since April 2008, the highest Paseo Plaza sale was unit #00138. The short sale unit sold for $555,000 and closed in April of 2010. My most recent listing in the complex, which was unit #242, sold for $552,000 last month. I’m sure a lot of you have heard or have seen clues that the market is picking up gradually, and this recent sale is a good indicator of that. Because of the historically low interest rates and despite the low inventory of homes, there have been a high number of transactions taking place in the last couple months. Buyers have a high confidence to begin their home searching process in today’s current market. My last Paseo Plaza sale reflects that prices are steadily increasing, especially since this has been the highest sale in the building in the last 4 years.

One stat that may stand out is the DOM, which means days on market. These numbers are somewhat skewed because of short sale units that were on the market for a long time. Unit #242 was a regular sale, and it’s 1 of 4 units where no one lives above or below. It’s a town-home style and the home was well-maintained.

    Hi Jeff,
    Let me know what you think I could list #163 Paseo Plaza (identical to the one just sold) for, which was
    $457,500, I believe.

    The only updates there are replacement of the carpet a couple of years ago. And it seems bigger because of the dining room mirror wall. The patio is very nice and two gorgeous big jardineres convey.

    Rented until April 1.
